Safety - (1/10) Contrary to the claims of safety in some reviews, this place raises significant safety concerns. There was even a community meeting ~2 months ago with the police and management about the high crime rate, constant drug use, and the unsettling proximity of these activities to the building. It was emphasized not to approach someone passed out due to drugs out of fear for your own safety. While I personally can tolerate this, it's essential to acknowledge that this is far from what should be considered a safe area. Day To Day: 3/10 - The employees are nice and follow up on in apartment requests pretty quickly. Outside the building, the staircases, and near the garage is constantly dirty and trash. Trash is part of this world, although it stays there for days without being addressed. There is pee in the staircases more than I would like. This is due to lazy dog owners I would think, but again it stays there for days without being addressed. Crazy for a "luxury" apartment. The key fob access to get places doesn't make too much sense, they may be trying to make it so difficult for the safety above, but if you want to get anywhere (while not even leaving the building, you need a fob). Garbage stays out for entire day/multiple days in a row blocking the garage entrance (which is already small). Is it too much to ask for the garbage to be brought out within a few hours and brought back in within a few hours after the garbage man comes? Apparently it is. Noise: 7/10 (if not near main road) - Not bad during the day, but there is a bunch of rowdy/drunk/drugged people on the benches at night (not always). Building: 2/10 : Looks nice from the outside and in general, but the design and construction seems that it was rushed a lot and not thought out. - Balconies are being inspected a lot more than I would like to see, there are metal bars that got added to hold up some of the balconies (On a less than 10 year building, that seems crazy). Hand Rails are wiggly, but I haven't tested putting my weight on it. The balcony floor are wooden 2by4s, so you can see straight down to the neighbor and/or accidently spill things onto them. - Garage is small and not closed in, so your car is subject to the elements of weather. The smallness is normal in city areas, but there are constantly big/long trucks, police cars near the entrance/exit, so you kinda need to swerve slightly when driving by, then if someone is going the other way, you have to wait for them to pass in those areas. - Gym/Lobby looks nice - There is a walkway that goes to the side of the building and a small little park area behind it. They both are subject to the things mentioned above. In addition to that, there is constantly poop EVERYwhere. The grass also is rarely cut, they wait until its past your ankles and then cut it. Poop and long grass are not fun combos. Not totally apartments fault, but like get someone to clean up the poop that is within 5/10 feet of the building. The walkway in the side of the building is old poop/pee and weird looking mushrooms look to grow from that. It smells like death a lot and the doggie bag stations are rarely filled. There is BROKEN GLASS constantly either on walkways or the mulch area for days/months and some since last year. There is a water storage area around the building here where I have witnessed feces, garbage, people sleeping in them. I'm not a scientist, but that doesn't seem good. NOW, with all of these issues within the first year, they sent us an extension email for a 13-62% RENT INCREASE! Maryland doesn't have rent control, so they are free to do that, but just seems messed up with the constant issues here. Should be 1 STAR, but the employees that work here day to day are nice. I'm not sure who built/initially managed this building, but it appears that the building's initial construction may have prioritized profit over quality, leaving the current management with an uphill battle (that is not being won).

Brian is absolutely one of the best I have worked with when it comes to moving! We had an incredibly smooth move-in process. My partner also needed a few accommodations to our unit and Brian + Stephen have gone above and beyond in assure it is comfortable and livable for us! Our unit is spacious, was clean upon move in, and any time we need anything, the team is quick to respond. Security is always present and incredibly friendly as well, overall cannot say enough good things about this building!

One of the best apartments I ever lived in. They are all excellent, from the management team to the maintenance team to the cleaning team. I spent two years living here and had no complaints. The apartment smells fresh and is always clean. Brian is always willing to assist you and resolve your problems as quickly as possible. He is very good at what he does. The maintenance team's Melvin and Nelson Aragon are always quick to resolve any problems and eager to go above and beyond to assist. Overall, I would recommend this apartment to anyone. Thank you AVA team. I will definitely miss this place

I spent 2 years at AVA Wheaton and had a pleasant time at the apartment. It is conveniently located 5-10 min away from Wheaton mall, which had a Costco, chipotle, Giant Foods, etc. Maintenance is fast and efficient, and emergency requests are taken care of immediately. Management is also friendly and professional. Brian Marsh helped me immensley with a lot of requests expediently, especially towards the end and I really appreciated them. The place also has a lot of special, affordable deals and I would recommend it to anyone.

DO NOT MOVE HERE!!! Where do I begin. Upon move in, I noticed slight damage to cabinets, one of my bedrooms closet doors, as well as some of the wall lining and cabinets in the bathrooms. I did not view this as a huge issue but it should have been a warning sign to what type of community I was moving too. On the first day of arrival (no furniture, clothing or ANYTHING moved in yet) I noticed 3 bugs in the sink. Being that I had absolutely nothing in the kitchen, let alone the apartment, this was extremely concerning because it meant that they had been there prior to arrival. I contacted management and they came to inspect in about a week and I have not had any issues with bugs since. This may be the only time management and maintenance fixed a problem of mine within a somewhat timely manner. Now I moved in March, so let’s fast track to current issues with my unit. I live on a ground level two story apartment so I understand that bugs can be an issue but I recently had a mouse run into my room from the closet (upstairs bedroom). I also think it’s important to note I’ve found a dead mouse outside my ground level door and caught one running in the hallway within my first two months of being here. In prior living situations I’ve NEVER experienced these problems before. I contacted management/maintenance as soon as I spotted the rodent and was not contacted until 3 weeks later. When the “exterminator” came he was about as scared as me and let me know he will not be catching the mouse that we very clearly saw while he was here. He is quite rude his self but that is a different story for another day. Between this, the homeless people sleeping outside my ground level floor while I have blinds that are broken (which I’ve requested multiple times to be fixed but no one has came still) this unit has been a nightmare. Small things like being able to hear everything the neighbors are doing could be overlooked if there was nothing else going on. Please consider other apartments before moving here because for what you pay for it is not worth it at all.
